  1. Parkedslope,

If you’ll notice in this article, this street is landmarked and the owner of the site has already submitted and gotten approval on the new permanent building which is now being constructed. The rendering is above.

A temporary building might work on Flatbush Avenue, but not in the middle of the historic district, where this site lies.

  2. there’s also the possibility that they’ll do a temporary building – think of Modell’s PC Richards on Atlantic. these are inexpensive sheds which house big box retail until the time is right o build something more substantial…

  3. They had planned to, AJ. In fact, if you do a search on this website, you’d find a rendering from when it was originally going to be 3 stories.

But then when the economy sank, the guy who owned the property scaled it back to one story. Kinda ridiculous, right?

If I had a PRIME piece of property like that, I’d figure out a way to get the thing up to 3 stories. Or sit on it, till better times. Or sell the land to someone who WOULD be able to get it up to full height.

I guess he probably wants to cut his losses and just collect the ungodly rent from Petco and probably live off of just that alone quite well. Think about it…it’s going to be 5000 square feet, apparently. That’s some hefty rent, no doubt. He’ll be able to retire once this thing is up.

  4. Not thrilled about a Petco, but better than the abandoned rotting storefronts. And we need any jobs we can get, seems like.

You didn’t capture it from this angle, but there is an entire expanse of trees in the back of this lot, and while it seems rather foolish not to take advantage of FAR and creating a larger building, I do like the idea that once this is complete, there will still be trees/light/air.

This block is about to be brand new with this, the renovation of Ace Supermarket currently underway and then the building across the street next to the Park Cafe getting a big renovation right now too. Finally then, the block will be complete again.
