A few other things also need attention, but the really major thing is the plumbing. The inspector says do it all: $25,000 to $40,000 for the plumbing. We don’t know any better.
It’s possible they might knock some off the already very low price.
mopar…do you know the inspector well?? In most cases, inspectors feel it is their job to come up with everything imaginable and feel they need to make this the highest number to justify their existence. I’m not being facetious. If you have a stone foundation that’s perfectly fine they will tell you it needs to be repointed for $7,000.
Does it need work to make it livable or can you do the work over time?
Evaluate the work, is it structural, mechanical, cosmetic. If it’s cosemtic you can always do the work later, but if you have beams ready to fall on your head or a pipe that’s close to bursting, well that’s another story.
If you love the house, can you knock off 100K from the price?
those prices for that work are not unreasonable
