wait, hold on….when you said “new glass roof on the conservatory”
Is there something there now and you’re replacing it or are you adding a root top addition, breaking thru, with structural work and adding staircase. If that’s the case then I need to raise my estimate.

No stairs – it’s just an outhouse/utility room that I’m going to incorporate into the rest of the house so needs insulation and a nice glass roof to replace the current make-shift one there at the mo and let in more light.
That was the other open house we saw the day that we saw you. It’s a bit bigger than the other one we saw but not nearly as charming – lost a lot of it’s character.

Yeah, $100 to $120K and then there will be astonishing add-ons as the builder discovers plumbing you already knew was there!
