    Know someone who went this route as well. I did not want to suggest it as an option. The tenant did leave the next day.

  3. M4L, Marc Aronson on Smith Street never went to charm school but this guy knows how to get people out. I wound up using somebody else in my NY State tenant/landlord adventure but I wish I had used Aronson. They guy I used wound up being worse re manners (are ALL these guys screamers?) but these guys are like human pitbulls. oh God. I HAD to go to court and I was successful because I called the tenant’s bluff. She was a holdover tenant, not a deadbeat. That being said, it is better to do everything in your own power to work it out with the tenant because as you know, the judges will usually give 6 months for a deadbeat, then an eviction order. Then YOU have to go after the tenant in small claims court for the money. YOU can get a judgement but then YOU have to get the money yourself. (Long story, you can have judge garnish salary, seize assets, etc. but it is a major
    H-A-S-S-L-E!!!!)

    Bottom line, try to deal with the tenant on your own first.
    Cost of lawyer is probably 1000-1500 dollars plus a fee for each court appearance.
