  1. donatella, some SRO’s are vacant for a while already so seller cant even locate tenants to sign the certificate. yeah, there’s definitely reasons why SRO’s are priced so so low. but if they get any lower, it does looking juicy as a rental income investment – ie some of them have like close to 20% cap rate

    DIBS, there’s some real juicy SRO’s for sale in your hood but unfortunately they’re worthless since there’s no certificate of no harassment on it.

    Kinda akin to straight guys going to a titty bar with hot babes there but you can’t actually touch them!!!!!

  3. There is something strange going on with one of the buildings on my block. It appears to have been “renovated” and outside there is this MASSIVE plastic banner advertising LUXURY APARTMENTS (can somebody tell me why ALL apartments no matter how ratty are luxury). It doesn’t look luxurious from the outside. AT ALL. Anyway, I can tell you NOBODY will rent in that building. It looks like a bad decision just sitting there looking a mess. Dollars for donuts, that is some kind of ‘disaster’ looking for a new buyer. I’ll get the number.

    These are the type things that you can get people down on the price and fix the way you want. The sign says DUMB.
