  1. dona…the first avenue to explore would be a clogged pipe or one that clogs with any heavy rain and leaf debris. The drain sgould have been designed to be as wide as your main soil pipe and therefore should not back up. I assume you have something similar off the back of the roof which can handle rainfall from a 20′ x 50′ rooftop, right???

Get it snaked and then try and find a drain that won’t clog with the debris. You can install a larger drain surface that works with the existing pipe and lessen the blockage at the surface of the drain.

  2. Pete, as I said to CGar, I can’t afford and/or not willing to pay BoCoCa prices. Now if he wants to rent to me, diff story. I’ve now focused my all-cash bids on stuff in my hood

  3. BoHill, did you take tomorrow off from work to watch the USA match?
    🙂

How’s your child, btw? Champ #1 got very sick this week and is now missing school. I’m hearing a lot of people say these days that their kids are under the weather.

  4. Dibs, there is some drainage through the spaces between the bricks, but really minimal. The bricks sit on a bed of sand. Someone suggested a step to me – that is a possibility too.
