Pete, 8-10% more than rent for comparable space would be juicy enough for me. for example, duplex in bococa run from 2600 to 4500 rent. I’m aint looking for premo so something around 3500-3700 duplex. the reverse math from this rent to implied mortgage to implied price tells me it’ll be a long wait for me to see juicy price. if prices dont drop, no biggie. I rent and have more $$$ to spend eating / shopping / etc

I miss Flintstone’s Push Ups. It was the best orange sherbet ever! Can’t find it anymore and other brands of orange sherbet just don’t stack up 🙁
