  1. “eah, the one on the left may be Latino but he’s too hairy for me.”

Works perfect for me, Dave. 🙂 And I just posted something totally inappropriate in the 3rd & Bond thread, even though you said “take it to the OT”. Ooops.

  2. Legion,

Just to add, I know a scientist who studies (I’ll be neutral about the name) global climate change and his work does not rely on the data discussed in the emails. He’s quite freaked out about how much worse things are appearing to be in reality than the most accepted models have suggested.

I agree with you about subtlety, however. Both sides get silly with battles over warm Decembers vs. cold Augusts. Although I haven’t been able to use my darn x-county skis in Prospect Park more than 2x in the last five years. But the issue is tested through collecting multiple sources of data — air temps, ocean temps, ice bores, peat bog samples, animal and plant migrations, and many other sources in many locations. My understanding is that, while it is possible to find contrary micro trends in some of these areas, the big picture accumulation of data paints a pretty scary picture of where we are headed over the next century.

  3. Back in 2003…

“With certain properties producing incomes far below their potential, some buyers have been willing to pay as much as 12 or 14 times the current rent roll in Manhattan. That is not the norm, however. The more typical range in recent sales in Manhattan is 9 to 12 times the annual rent, brokers and investors say.”

    fundamental apt/multifam price = 10 x annual rent

  4. “”what happened to JSCHEFF?? I miss that rapscallion”
Don’t know, DH. I asked the same thing a few weeks ago, but no one knew. Meant to ask Mr. B when I saw him at Dinner Bell.”

Actually, I was with Mr. B at the Bell Issimo when someone asked. He kind of shrugged it off and think he muttered something about it not working out. Can’t recall exactly as I was well into my beer tasting session at that point.

  5. the “rubber room” is where the board of education (now defunct) of nyc places teachers who molested students, were convicted of crimes, sold and did drugs, etc etc. they are paid full salary and just basically literally sit in a padded room all day. they listen to their ipods, read their kindles, diddle their skittles whatever. they cant get fired because of unions (fyi, i have no problem with unions tho, but the teacher situation is funny). most of the teachers in the public high schools of nyc are only teachers because they couldnt do anything else. most are really stupid and got C’s in school. you might get the one out of 100 public school teachers who “wants to make a difference” but really after a year of dealing with ghetto trash crotchfruit of ghetto trash people they quit and go work at hooters where they make a ton more money and get more respect.. seriously
