I said that to the broker on the last condo I bid on, like well that’s my firm offer please do call if this falls through
I hear you. You lost the opportunity to sweeten the deal because you were led to beieve it would be pointless unless you bid way more than you were willing to do. I share pete’s suspicion. Several times we bid in what became a bidding war, only to be outbid substantially by several bidders, only to get a call a few weeks later saying that the other offers fell through, were we still interested. I have to wonder if those other offers existed. Or perhaps they were real and they, like we, got caught up (only moreso) in the psychology of a bidding war, only to withdraw later upon sober reflection.
Pete, I recall being told that, after sitting for months, there were suddenly 3 interested buyers prepared to make better offers than mine, and that the Seller therefore wanted to wait to counter my counter. Apparently the only one that materialized is the one who ultimately bought the place. I remember thinking at the time that something was hinky with all these offers suddenly materializing, and thinking that the Seller’s broker was trying to get me to bid against myself, which I refused to do.
Always I wonder when brokers claim strong interest or better offer, blah, blah, blah. Can never really be sure what happened. Perhaps there was some truth…but before contract, after inspection, etc negotiated price change…or side deal to include some fixtures outside the contract of sale.
Or buyer pulled fast one and was going to back out last minute unless got discount. Or appraisal came in too low
(even if buyer didn’t need one for mortgage).
Better deal is out there. Try not to let ego get in way.
It’s nice to see these dudes exposed. I’ve seen the same guys pulling this scam for YEARS.
