  1. People r stupid or the bank won’t agree to the short sale. Usually a combination of both. Orrrr, there’s some hidden defect that scares the crap out of most buyers, so it’s better off at foreclosure where some ignent idiot will buy it for too much cash.

  2. yeah, the 501 hicks listing sounds crazy..and with south and east exposures it’s not facing the BQE trench…weird…must be on a low floor or something…1200+ square feet in p.s. 29? great deal or a really crappy space…
