Brownstone Boys: Pros and Cons of Tankless Water Heaters

If you have ever been last in line for a shower and were left with lukewarm water that quickly turned freezing, it probably wasn’t the most pleasant experience. On the other hand, when no one is home all day or when you’re on vacation there is plenty of hot water to go around. And it’s heated and reheated — a full tank futilely waiting for you to turn on the faucet at any time. For these reasons and more, many people are choosing to put in tankless water heaters. But are they all they are cracked up to be? We looked at our giant 80-gallon tank and wondered what to do.

Corner Italianate in Clinton Hill Historic District and Three More to See, Starting at $719K

This weekend’s open houses are all recently renovated, except one, which is in need of a full gut, or so says the listing. Located in Clinton Hill, Bed Stuy, Prospect Lefferts Gardens and Mill Basin, they start at $719,000 for a cute early 20th century home with parking and go up to $2.625 million for an 1860s Italianate with coveted features that needs work.

Park Slope Art Deco Co-op With Arches, Parquet, Three Large Closets Asks $699K

A reasonably spacious one-bedroom for sale in a 1936 Park Slope Art Deco co-op at 140 8th Avenue has a few nice architectural features and three good-sized closets. The listing may overstate the versatility of the floor plan — a closet with the doors removed is not really a home office, nor is a closet a nursery — yet the apartment and its prewar details deserve a look.

Co-op for Rent in Clinton Hill Townhouse With Viking Stove, in-Unit Laundry Asks $3,500

A petite one-bedroom in a Montrose Morris-designed townhouse in Clinton Hill is for rent, and it comes with all the bells and whistles you might expect in a co-op — for a relatively modest uptick in price. It’s located at 184 Clinton Avenue in a Queen Anne-style building with a stone facade, double-columned porch and high gable, all designed to look like part of a mansion that includes the neighboring turreted townhouse.
