Three of the 22 units at Karl Fischer’s 660 Bergen went into contract pretty fast after they hit the market in September, and two more have contracts out, according to AH Brooklyn’s Web site. The building has one, one-plus and two-bedrooms and dangles amenities like “cooks kitchen with large work space, adjustable undercounter lighting, sophisticated glass back splash, quartz blizzard stone countertops” before prospective buyers &#8212 plus outdoor space and storage. So what’s still available? Some two-beds, two-baths starting at $459,000 and one-bedrooms going up to $769,000. Anybody been looking here?

  1. I took a look.

    I think the +1s are 459k. The second room does have a window, but the lot next door is empty so you might be looking at brick soon. The space in the apartment is tiny.

    I really liked the bigger duplex units on the top floor. They have balconies facing the back and a roof deck. These actually felt like a good deal, at 700 or 800k, assuming you think Brooklyn prices are not going to dive.

  2. isabella condos was nice (see brownstoner from september), i liked the layout, they’re well-priced too. that’s probably the best i’ve seen this year. the worst would be modern post – the front door did not align with the floor.

  3. chortik- are there any new condos in Prospect Heights/CH that you approve of? I seemed to recall (and a quick search) revealed a general ire towards Hello! Living bldgs as well.

    Just wondering if you’re in the market and like me, quite picky…

  4. oh, one more thing. the apartment size accounting is strange. they claim that the bottom two floors have private back yards. and indeed they do have private access, however the floor plans do not include the extra out-door area and the common charges for those apartments are not higher, so top two apartments get screwed on the price per sqft and CC.

  5. saw this back in april or may. it was quoted as being move-in condition by september. also, there are no 2-bd 2-ba in this building. they have these “storage” rooms with windows that they must be marketing as a bedroom since it has a window. another dumb thing is the layout of the top and bottom apartments which are duplexes – there is not bathroom on the 2nd floor.

  6. I’ve looked here. It really was nicely done. Though the prices seem good, my gut says that prices will go down and there’s enough inventory of similar quality. They are pretty much building the same thing across the street. I am taking a wait and see approach. Traffic to the open house was pretty steady though….

  7. I’m pretty sure there are no real two bedrooms for 459k — they are one bedrooms plus dens (no windows, no separate closet).

    I looked at these in September. They are nice units and seem well-priced, particularly those with the backyard space. They do seem to be having trouble selling them — I received a few follow up calls from A&H and it looks like at least one unit has fallen out of contract since then.

    Compared to other units on the market, I think these are a good buy, but the market has been pretty frozen.
