If $2,200,000 seems like a low asking price for a single-family house on Willow Place, that’s because it is. 24 Willow Place isn’t without its charms, but that asking price would undoubtably be quite a bit higher if there were more original detail left in the house and the scale of the place was a little grander. Still, nothing to sniff at. And location, location, location!

  1. I think BH is much improved as a neighborhood since the opening of the new park. It really only had the promenade up till that point, now an excellent park really adds to the amenities.

    I did find parking on Willow this very weekend after I circumnavigated the neighborhood for 20 minutes.

  2. Thwack, I would too! Fully renovated, nice big windows and views of the harbor, and probably 30% more usable space for the same stated sf. No contest!

  3. Several others on this block languished forever at this price.

    Even at the height of the bubble, the a bigger one down the street went for 1.7 unrenovated, and the coop space in the building ont he other side of the church went for around 750 psf.

    Then you’ve got the fact that there’s basically zero parking, that it is a good 12 minute walk to the train, that there’s not much commercial activity there, and that you are directly across the street from a gigantic subway exhaust fan, and the ground shakes as the trains go by (though this one may be far enough for that to be less noticable.

    Not to mention that with 5/6 sides exposed to the elements, the place will cost you a fortune to heat.

    Finally, the building is narrow and low…

    I’d take a condo in 1BBP over this hands down.

  4. There was probably not a lot of original detail in these houses to begin with. They are not Haute Bourgeoise brownstones.
    The location is wonderful but the house has problems, foremost being that there is no bathroom on the second floor.
    A bedroom floor with no bathroom is almost TOO original IMO.
    If one follows the old real estate dictum that one should buy the humblest house in the best neighborhood, then this is close to that.
    2.2 million may be stretching it a bit in this climate.
