This new listing at 50 Plaza Street in Prospect Heights seems like a decent deal at $925,000, given the prewar details, the great location and the 1,500 square feet of space. The maintenance is also inoffensive at $1,580. Think this will go quickly?

  1. well, dining room maybe not essential, I’ll take an extra long living room that has room for a formal-ish dining table at the end that seats a bunch – that’s fine by me (though I hate having to crowd a table into a living room that really isn’t sized for one.)

But to have notwhere to seat a dinner party or holiday dinner with a number of people, that doesn’t feel like home to me.

  2. It feels smaller than 1500 sq feet, at least in pictures. Plus, there would have to be substantial renovation work to either the kitchen or else to the bathroom areas if one wanted to install a washer/dryer.

This feels more like a grand 2 BR. Not sure what the right price should be.

  3. While the owners might not use the dining room for dining, I have to believe that the dining room is nevertheless original. Many apartments had formal dining rooms in addition to a seating area near the kitchen, and these were enclosed rooms separated from the kitchens. The french doors and the additional door towards the bathroom suggest to me that this was built as a dining room and evolved it’s use over time as more families felt less need for a formal dining space.

I think the dining nook is sufficient for day to day living. Besides, I only think the economics of this place make sense as a 3 bedroom, but then again, I’ve got no money so I’m not the target audience for this unit.

  4. I think the lack of dining rooms in apartments and the rise of media rooms is an indication of how people spend time these days in general. Sad to me, but others seem to embrace modern life more.

Which isn’t necessarily the case with whoever did this place – could be that dining room is used as a third bedroom.

  5. Agree, kitchen and dining area cramped. Would also open up, make a larger kitchen, open to the media room turned into dining room.

Which nesseary work (to me) makes it, while still a great deal, not as a great a deal as it would be if you wanted to live in it as it is now.
