Brooklyn Real Estate Six Months Later: Two Sold, One in Contract, One Still Available

This week, we’re looking back to the final days of April and the beginning of May to see how four of our featured listings fared on the market.
To begin, a two-family Park Slope brownstone that carries a rather hefty price tag. But it brings a fair amount to the table, with original details in prime shape and thoughtful updating. It’s at 408 4th Street, in the center of the hood and a few blocks from coveted P.S. 321. This House of the Day sold in September for $4.2 million, $295,000 below the asking price.
After that, a circa 1900, barrel-front Crown Heights Renaissance Revival townhouse that needs some polishing and possibly some updating. But it’s packed with period detail. Designed by the prolific architect Axel Hedman, it’s at 982 Sterling Place, in the Crown Heights North Historic District. This House of the Day is currently in contract.
Next, a beaut of a three-bedroom prewar condo overlooking Prospect Park, on the corner of 11th Street at 163 Prospect Park West. It’s got light, views, details, charm, elegantly renovated kitchen and baths and enough space for a family: not a package to sneeze at. This Condo of the Day sold in July for $1.8925 million, $2,500 below the asking price.
And, to wrap it up, a showpiece of a brownstone on a park block in the Park Slope Historic District, at 587 6th Street. This one, a circa 1895 Romanesque Revival, got a deluxe renovation in 2010, and it combines restored original details with high-end updates. This Open House Pick is still on the market with another broker for $4.5 million, a price cut of $495,000.
