Crown Heights Brownstone With Pier Mirrors, Fretwork, Stained Glass Asks $1.95 million

This circa 1900, barrel-front Crown Heights Renaissance Revival townhouse needs some polishing and possibly some updating, but it’s packed with period detail. Designed by the prolific architect Axel Hedman, it’s at 982 Sterling Place, in the Crown Heights North Historic District.
Three points of interest with this one: it’s had only two owners in its long lifetime, according to the listing. It’s on an oversized lot, stretching 140 feet. And it’s classified as an SRO, though it’s not laid out as one.
Instead it’s got a triplex with multiple parlors and two second-floor bedrooms, with a pair of SRO-ish efficiency apartments on the top floor. One of the upper apartments is “recently reimagined,” according to the listing, though we couldn’t say exactly what that means.
The parlor floor is quite the showpiece, with a pair of pier mirrors, fretwork partitions, wainscoting, an entry bench, columns, a carved mantel, inlaid parquet floors, stained glass, pocket doors, built-in cabinetry with beveled glass, a coffered ceiling and plaster medallions. Much of it looks to be in decent shape, though the floors need work.

There’s also a Waterford crystal chandelier and some original speaking tubes.
The listing says the kitchen is “updated,” but it’s not pictured; neither are any bathrooms, or the backyard, or the top floor units, or any number of other locations. So the overall condition isn’t clear, though the listing calls the house “move-in ready,” and notes that the boiler is new. The brownstone facade is painted.
The owner is obtaining a certificate of non-harassment, and the house is being delivered vacant, per the listing.
Ronit Abraham Delson of Corcoran is the broker; the ask is $1.95 million. What do you think?
