On the same block where Michel Gondry’s fanciful drama Eternal Sunshine of the Spotless Mind was filmed, Brooklyn’s newest slate of affordable units are now accepting applicants.

The lottery opened today for four new affordable units at 30-42 Orient Avenue in East Williamsburg. Located across the street from the quaint Cooper Park — a rare green space in the neighborhood — the units consist of two one-bedrooms, which will rent for $947 a month, and two two-bedrooms, which will rent for $1,072 a month.

Developed by Astral Weeks, a firm that is also currently working on both a concert venue and a mixed-use retail and office building in Bushwick, the affordable units are spread between two adjacent buildings containing a total of 18 units between them. The buildings do not have any parking and each contain 5,784 square feet of residential space, according to building permits.

Amenities in the building include landscaped roof decks, private storage, bike storage and within every unit a dishwasher, washer and dryer, and a private balcony, according to NY YIMBY. The location is close to the Graham Avenue L train stop.

This stretch of Orient Avenue was previously home to a great many 19th century wood frame buildings that have been torn down to make way for new apartment buildings in recent years.  One of them, at 59 Orient Avenue, replaced a mansard-roofed Victorian featured in Eternal Sunshine of the Spotless Mind. The new building was also developed by Astral Weeks, according to YIMBY.

This new development at 30-42 Orient also replaced a 19th century wood frame house, as well as a vacant lot, old photos reveal.

One- to two-person families making between $32,469 and $43,500 are eligible to apply for the one bedrooms, and two- to four-person households making between $36,755 and $54,360 are eligible to apply for the two-bedrooms, according to NYC’s Housing Connect.

Current residents of Community Board 1 and municipal employees will be given preference while the vision- or hearing-disabled and mobility-disabled will have a combined seven percent of units set aside for them.

The lottery will remain open until June 15, which is the deadline for applications to be postmarked or submitted. 6sqft was the first to write about the lottery.
