This landmarked 1920s house is on a prominent block in the Manor and has been in lis pendens for years and scheduled to be sold at auction several times (as we noted on one occasion). If it has changed hands more recently than 2003 (for $708,000), though, the sale has not yet hit public records.

There are no interior photos. The listing copy says it has “gracious and elegant bones” but “has been neglected for the past decade” and is uninhabitable, so bring your cash.

The lot is 6,000 square feet and there is a driveway and garage. There may be a doctor’s office on the ground floor, and the taxes are $7,872.53 a year, according to PropertyShark.

Anyone know the backstory here? And what do you think of the ask of $1,500,000?

  1. i think even if you could budget 500k for a renovation this place would be worth it. of course, they are looking for all-cash buyers…..

  2. This is priced very well and will get it.
    66 Maple recently sold for 1.9 although more recently occupied; when all is said and done it needed a huge make over and complete update.
    The other reason that it will sell for higher than expected by others in this thread is that; there have been a few sales in recent months on this block after it being here sleeping for a while, new multimillion $ buyers want to be where there has already been some turnover, they go where others have lead them…
    Big free standing solid brick houses with driveways and garages are few and far between in Brooklyn and this block is cheap!

  3. I don’t know much about the area but appears to be a decent location. Let’s say a renovation is 300K. Fully renovated this house would seem worth 1.8 million.

  4. Daylight only viewing could because it doesn’t have electrical. I think 300K is very reasonable, I was going to say less but I knew if I said anything under 300K people would scream bloody murder. And from my experience square footage really doesn’t impact plumbing that much- if a place needs a full plumbing upgrade it would be roughly the same price whether it’s 2000 sq feet or 3000 sq ft.
    As Cate mentioned, if the structure is fine then 300K is beyond reasonable.
