The interior is 3,689 square feet, according to the listing, and there is parking and a rooftop terrace.
The sellers closed on the new-construction townhouse a year ago for $3,614,788. Now the new ask is $4,999,000. That’s a gain of $1,384,212 in one year, but for all we know the sellers entered contract years earlier when prices were much lower.

Meh-over priced
Only 2500 of those square feet are above grade. It also appears that they counted the area of the double height living room twice. All in all, I find it underwhelming and overpriced.
What’s up with the steps in the backyard? First, you lose space, second, it’s a hazard with small kids. The rooms do seem to be pretty large, though.
The rear environment is pretty bleak. Doesn’t look like something a TH buyer would be looking for.

That same $5 million will buy you the best house in Carroll Gardens with some money to spare, yes? There’s no reason to buy this place, unless you like overpaying for a bland box with terrible outdoor space.
