Since Park Slope condo build Park Union launched sales last fall, buyers have steadily snatching up units. There are now two out of 15 units left, leaving the building over 85 percent spoken for. Last month the building was 70 percent full with four units left. The two remaining condos are a 1,200-square-foot two-bedroom, two-bathroom residence with two private outdoor spaces asking $1,500,000 and a 1,505-square-foot three-bedroom, two-and-a-half bathroom with three private outdoor spaces asking $2,150,000. Prices for all the one-, two- and three-bedroom units started at $795,000. Update: A sales rep tells us all units have gone at ask.

  1. @ Litchfieldmansion: For you or me, the location may not seem ideal since it’s by a busy intersection and traffic could be a problem. But some people would give anything for a view, or even a glimpse, of Grand Army Plaza, and these upper floors have a pretty good view. Plus, proximity to the park, library, subway, and museum makes this a “fancy” and sought-after part of the neighborhood. Beyond that, you hit the nail on the head; this IS a mish-mash! Architecture is a type of language, but this new facade sends a very confusing message. Why would they preserve an old facade if they were just going to demolish the more interesting aspects, and slice through those that remained? The only thing the architect did that I would agree with was the height. The earlier structure was short and out of scale for the block and, while I hate overbuilding, in this case going higher made sense.

  2. Everyone I know who comments on this building agrees; the units sold because of location. End of story. And if you’re looking out the windows you never notice how butt-ugly the mutilated Georgian Revival facade is. The original structure was not great, but it was fine. Every time I see this structure I think: if this is what they were going to do to it, it would have been better to just demolish the old building and start from scratch. Maybe then something significant could have been built.
