Set up as an owner’s triplex with a two-bed, two-bath rental on top, this Park Slope limestone at 441 4th Street appears to have a lot of original detail but needs “finishing touches,” according to the broker. The listing promises an original butler’s pantry on the garden level, but the photos don’t show it — or any kitchens or bathrooms. What they do show, however, looks good. For $2,995,000, what do you think of it?

  1. The house is a gem In fantastic shape, hipster renovations would be a foolish investment! The house is move in ready and its all cosmetic! But if you pockets are deep, then spend spend! Less is more!!!!

    • why didn’t they mention electric and plumbing? and where are the kitchens and bathroom photos? these are not “hipster” details. not sure if you know any hipsters looking in park slope for $3 mil house, its usually lawyers or other professionals.

  2. $750 a square foot for an estate condition fixer upper? If you want to move that garden floor galley kitchen (ugh) to what is currently the dining room is going to be pricey – $150k?. I’m doubting there is any updated electric and plumbing. What the corcoran folks don’t say or show is pretty telling here. I wouldn’t be surprised if you need a bare minimum of $250k before moving in, $500k more realistic to get to a house in this century. When you start doing major renos in these old houses, risk of the unexpected runs pretty high. And then you’d just want to take care of things like lead paint, asbestos, water main, sewer, electric, so i’d be looking at $750k, and at the end of the day i’d need to get this at $2.65 in order to stay under $850/sf fully reno’d.

But then again, i’m usually behind the curve in a hot market.
