Coming Soon: Listings for Carroll Gardens’ 100 Luquer


It’s taken at least five years for the developers of the condo on Luquer Street to fully realize Karl Fischer’s vision for Carroll Gardens, but 100 Luquer Street is finally about to hit the market. An email from the firm MNS went out yesterday that pointed to a teaser website for the building and promised that the condo is “coming soon.” From the marketing copy: “The best of both worlds, where brownstone meets modern.” There’s no info yet on the pricing, but the website makes it sound like all of the units are two-bedrooms.   • That buidling is hideous and totally out of place. And then view out that window in the rendering is missing the elevated BQE, which it faces.

  • Oh goodie another Kitchen in the Living Room set up, but with a great views of the BQE and the run don tenements across from that on the Red Hook side…..

    Plus car fumes will be horrific so opening windows is a no-no, plus how much view will you get because the windows will be covered in soot from all the cars and trucks exhaust that pass by every second of every day.

    Plus the fact the building is just plain old ugly, totally out of place with the neighborhood, and eyesore………………….in a retarded location…..

    so, no, I am not really feeling this one.

  • The building is out of place but it is far from hideous. Apartments above the 4th floor will have great light and likely amazing views including Manhattan and harbor views. Yes the BQE sucks, but 1/2 the apartments face away from the BQE and the other half will look over it (from the 5th floor and above.)
    It is a block away from Court Street, it will have alot of amenities and there arent alot of apartment choices in Carroll Gardens (except hacked up Brownstones)
    Therefore if the developer prices this with some acknowledgement that the BQE sucks – its will sell like crazy.

  • Strange to have such a long island with no seating. I’d rather have that room back to place a small table and more furniture placement options.

  • Glad thats its still not a vacant eyesore. However, the building is on a horrible block with all of the negatives that come from being adjacent to the BQE. There still are relatively few amenities that far south on Court Street. Parking is non-existent and the closest subway is closed for renovation.

    Of course, the key is pricing, but this looks like a very hard sell to me. They are coming to market near the holidays with a substandard product. The building was open to the elements for years and then quickly completed. I bet quality control was limited at best. I would be surprised if they dont go rental by early in the New Year.

  • i lived on luquer, across the street, a little closer to clinton while they were building this. parking was easy but i imagine it’ll become hideous with just a few added people on the street. location is terrible, right on hamilton ave/overlooking bqe. across the street is full of hoodlums hanging around, cops were constantly driving around looking for drugs. it is close to court, but not that close, and that’s not prime court street either down there (apart from Frankies). no comparison to that place they built above the subway on smith recently.
