100 Luquer Street didn’t end up selling last winter, when the problem-plagued high-rise was put on the market, so the original developer has decided to lease the building up as a rental himself. To that end, Corcoran has listed seven two-bedroom rentals priced from $3,500 to $5,500 a month. The whole building is still for sale at an asking price of $15.5 million. (We heard negotiations were under way to sell the building in February–guess not!) The rental approach comes after a brief effort at selling condos last fall for between $599,000 and $849,000.

It’s taken at least five years for the developers of the condo on Luquer Street to fully realize Karl Fischer’s vision for Carroll Gardens, but 100 Luquer Street is finally about to hit the market. An email from the firm MNS went out yesterday that pointed to a teaser website for the building and promised that the condo is “coming soon.” From the marketing copy: “The best of both worlds, where brownstone meets modern.” There’s no info yet on the pricing, but the website makes it sound like all of the units are two-bedrooms.
