Last we wrote about 272 St. Marks Avenue, the Prospect Heights condo was undergoing building-wide price cuts in an effort to jump start a stalled sales process. At this point, three of the units are in contract, according to StreetEasy. One of the unsold apartments recently popped up on the Brownstoner Marketplace. This one’s a 885-square-foot one-bedroom on the third floor. Based upon the listing photos, the living and kitchen area have a nice wide-open feel that’s enhanced by a wall of floor-to-ceiling windows. The finishes in the kitchen and bathroom also look nicer than most new-builds. The price: $579,000.

  1. I do believe that this is one of the most awful places I have ever seen. If you were in the mountains or a penthouse over Central Park, these kind of windows could possibly make sense but what the hell will you be looking at or who will be looking at you? How horrible. Also, I can say that washing my windows on my brownstone is a major PIA so what would this be like after a couple of months of pollution and crud adhered to it. Also kitchen looks like an operating room. AHHHHH!!!! Run for the hills. HORRIBLE.

  2. meh! – I don’t like the kitchen finishes at all and the fact that it’s a 1 BR without an ensuite for $579K isn’t very appealing either. Also what’s up with the parking being 1 block away. Sure that’s great if they aren’t asking extra for a spot – but on top of the $579K asking price am sure they are also asking you to pay a premium for that spot.

  4. grand army makes some good points. but i think the real ball in this neighborhood is played on the dean street playground. the games at PS9 are kind of limited in the summer and seem to be mostly kids, and not too rowdy, during early part of the day. the courts and hoops are not in good shape, and there isn’t much shade there. that might change with the playground renovation.

  5. I agree about those huge windows on the lower floors. Finding window treatments can be expensive. The building with the messy front is, I believe, heavy with Section 8 tenants. Also, you’re opposite PS 9’s playground which is used after hours and all summer by local kids playing basketball. They need a place to play ball for sure but it could be a quality of life consideration for some. The empty lot won’t stay that way for long. And the one-storey parking garage that’s almost adjacent to this place could easily be bought up by a developer since this block is very well located in PH (btw Vanderbilt and Underhill) but outside the historic district.

  6. these places seem nice enough on their own, and there is lots to like about the location. that said, i have no idea of the comps here but that part of the block deserves a discount for sure. it’s in between an empty lot on one side (with a really torn up sidewalk) and a pretty run down apartment on the other. and yes, a big apartment building down a few doors down has a really unsightly garbage situation. the neighbors all seem nice, but it’s just sorely in need of some TLC. maybe it’s harder than it looks, but you’d think a smart developer would see the benefit of giving $100K toward fixing up the sidewalk on the other sides, and maybe building sheds or something for the big building’s trashcans…
