It’s looking like a Cobble Hill condo’s having a tough time finding takers. We got word from the fine folks at StreetEasy that Two Trees had been yanked as the exclusive brokers for 335 Warren (aka the Warren Lofts)—a job they’d been on since late spring—and that Brown Harris Stevens has started marketing the Scarano-designed building just off Smith Street. The eight units, which range from 1,000 to 2,500 square feet, are running between $585,000 and $975,000—prices that don’t seem too far-fetched for this neck of the woods (though they’re pretty near the Gowanus Houses). We’re hearing buzz that sub-optimal layouts may be to blame for the lackluster sales here. Can anyone corroborate?

  1. we toured the entire building. Many of the previous posters have adequately listed the pros and cons. This is the sort of building that demands your tour. Are the stairs too steep for you? Is the space configuration too awkward? Is the location satisfactory or dicey? Are the units overpriced. We came to our own conclusions and did not make an offer, but if the prices were dropped a hundred and fifty thou, we might reconsider.

  2. i went to the open house and understood why the units weren’t selling. although the price is probably reasonable for the amount of square footage, it is very hard to use the square footage efficiently. the living room and bedroom are very small (no dining space unless you count the breakfast bar) and the loft space is not very usable. you have to climb a very steep ladder to get to the loft space so even though the laundry room is up there – it would be very difficult to climb the ladder with my laundry. same with the outdoor spaces, great terraces, but if i can only get to it by climbing a steep ladder (or even two in the top units), i doubt i can enjoy a drink up there or have a grill (which is what i would want to use a terrace for). to be fair, the developer used good quality floors and appliances (GE Profile I think) and the high ceilings are great, but the layout is just not functional for me.

    It’s gonna sit on the market, rot for a while and eventually go rental.

  8. I wasn’t going to post but I was LMAO when I saw the building type listed as “Brownstone”. Very wishful marketing.
