Every Friday at 11:00, the Upstater website brings you a selection of properties for rent and sale within three hours north (and a little bit east and/or west) of New York City. This week: Hudson on the cheap.

You guys got the memo that Hudson is the new Brooklyn, right? It has much in common with our fair borough, including lots of hipsters, boutiques, a redeveloping waterfront, a thriving art scene… and still a lot of poverty and hardship, too. It’s two hours from the city by Amtrak, which lets you off right by the river and a very short walk from downtown. And eight minutes outside of town is gorgeous countryside.

One main difference: real estate is affordable.

Take, for example, what we at Upstater call the Hudson jewel box.

It has…

…a newly renovated interior, bath and a private garden off the living room, with lots of detail, a fireplace and exposed brick in the kitchen. Also: a cute (read small) backyard.

It’s walking distance to all downtown Hudson and a block from the public library. One way to describe this part of town is “up and coming.” Another: “in transition.”

423 Carroll Street, Hudson. $139,500. GMAP.

On the more rural front is this eyebrow cottage in Claverack, a hamlet a few miles east of Hudson. (Not much in town other than a diner and a post office.)

Three beds, two baths, 1,511 square feet. It’s been updated, though it could use some painting and re-wallpapering, and perhaps switching out some fixtures in the bathroom.

It sits on .42 acres, and has a master bedroom with private bath on the first floor, which can be important if you’re interested in aging-in-place.

92 Van Wyck Ln, Hudson NY. $199,000. GMAP.

Also in Claverack is this 1890 farmhouse. Three beds, one bath, 1,200 square feet.

Has some nice updates (not that you can tell so well from the photos), including cherry cabinets and stainless steel appliances, if that’s your thing. The yard looks quite inviting.

The house also has new carpeting, which would be the first thing to go if we got our hands on it. Taxes, according to one estimate, are less than $1,000.
913 Route 9H, Ghent NY. $149,900. GMAP.
