A little over $400 a foot for what appears to be a charming–probably mid-19th century–brick house does seem cheap, right, especially given the fact that the house can be delivered vacant. So we went back and checked our archives and saw that we had this listed as an Open House Pick back in June when Brooklyn Landmark Real Estate had this on the market for $1.5 million. At that time, one reader noted that the Property Shark had the house’s taxes listed at more than $8,000. If that’s the case, that’s a fairly glaring ommission on the part of the broker–one that’s likely to end up wasting a lot of people a lot of time.

I LIVE AND GREW UP IN THE GOWNAUS HOUSES. ITS UNFAIR TO JUDGE THE NEIGHBORHOOD BECUASE OF THE HOUSING DEVELOPMENT.THAT AREA IS VERY SAFE, THE BLOCKS SURROUNDING THE PROJECTS ARE CONSTANTLY PATROLLED BY POLICE AND THE YOUTH IN THE AREA CANT EVEN WALK AROUN WITHOUT BEIN HARRASES BECAUSE OF PEOPLE WHO THINNK ITS A BAD NEIGHBORHOOD, DO U THINK THEY WOUL BE ASKIN THAT MUCH FOR A HOUSE IF IT WAS IN A BAD NEIGHBORHOOD. THOSE MEN ON THE CORNER THAT U SAY “HANG” BY THE BODEGA IS WHATS LEFT OF WHAT USED TO BE. GUYS WHO GREW UP IN THAT NEIGHBORHOOD WHO HAVE NOTHIN LEFT BUT EACHOTHER. LOOK UP THE POLICE REPORTS AND SEE HOW CRIME IS OVER THERE.. GOIN DOWN EVERY YEAR. THE FACT THAT GOWANUS IS SURROUNDED BY ALL THE BROWNSTONES AND NEW PEOPLE THAT ARE NOT FROM THE NEIGHBORHOOD, NOT EVEN FROM THIS STATE. I HAVE SEEN TH CHANGE IN THE GOWNAUS HOUSES OVER THE YEARS AND ITS ONE OF THE SAFEST IF NOT THE SAFEST HOUSING DEVELOPMENTS IN NOT JUST BKLYN BUT IN NYC. AND FOR THE PEOPLE WHO SAY THAT THE PROJECTS IS GOIN NOWHERE FAST, WHAT HAVE U DONE TODAY TO MAKE SURE THE UNDERPRIVELGED CHILDREN THAT MAY RESIDE IN THAT PROJECT, WHAT HAVE U DONE TO HELP THEM TODAY..OR ANYBODY…

I find that difficult to believe. Even if this is true, who wants to move in knowing that part of living there is policing your block. Too much work for this kind of money.
no need to call the precinct if i work for the city i have all the info and let me tell you , you would be a fool to buy the house for more than a million. the projects are not something to be taken lightly. I guess you guys would not mind your 13 yr old daughter hanging out in the Project stairwells, Or wait are you going to restrict her from going a half a block up from where she lives? Only an idiot or a sucker would buy the home. But then again there is a sucker born everyday.
Tax increases are capped even on the 4 family and can NOT just suddenly go to new level based on sale.
But change of C/O can trigger the increase.
Very unlikely that crime on this block differs from other blocks in neighborhood – but it is perception and feeling that are knocking down the price on this house (and a couple others for sale on the street)- so for buyer that can see this gets a ‘bargain’.
First off, any home bought in this area will have their taxes re-assessed and raised to this amount for a 4 family home. Second, about 90% of the homes on this block are owner occuppied so everyone knows their neighbors. Third, this is a 2 precinct block. This means double the patrols. Call the precincts if you’re so worried about the crime and discover there is NONE on this block. More crime in the Heights, Cobble Hill and Carrol Gardens.
i seen this house in june 2005 and the buyers needed to sell right away because of a job relocation, why don’t they just lower it to 1 mill because with the taxes at $8k that is all it is worth. this is a 3 family that was advertised as a 4 family. the projects make you feel like you can’t walk on the block only way of escape is with a car. To bad the house is nice but everything is about location and this one stinks.
Positive of block is that not a thru street so very little car traffic. I think all the hanging around the bodega on corner of Bond St. that you have to walk around makes this block seem less diserable than just the other side of block on Wyckoff.
7:38 poster – where did those murders happen you were referring to? Within the projects – Wycoff (sp?) or Gowanus – or in the surrounding streets?
