11217 is right… no comps to even support the original 8M ask. But keep shooting for that 50% off mark.
Owners had paid 1.4M in 1999 and looking to cash out big-time with an overpriced ask.
The fact that you use arbitrary numbers (8 million, 6 million, etc) without referring to per square feet price or anything about the actual size, condition or location of the property means you aren’t really ready for the big league of homeownership, BHO.
Maybe a house or two has sold for 8 million in BH, but that is by no means a comp for the neighborhood. The COMPS take into account all the factors I listed above.
