And I didn’t even mention 71 Willow Street which sold for $8M a little later in 2007. Brand new renovation, never lived in. The pics are still on Corcoran’s website. I don’t think the original 13 Cranberry ask of $8M in 2008 was so crazy.
18 Willow just sold for $2.5. last sale for same house was in 2006 — for $2.5.

I’d argue for 57 Willow in 2007 as a peak comp. About a block away, recent renovation, $5.74M.

An accurate peak comp would have to reflect a fully renovated, turn-key brownstone. I can’t think of any as nice as this one having been on the market, as overpriced as I think it is. Only similarly-finished brownstone would have been the one on Monroe that sold this Spring for under 5M. But comps, including 11217’s examples on the same street, are all under 5M.
19 and 67 Cranberry both underwent full renovations, and 118 Willow sold for 5M last August after an initial reach-for-the-stars as of 7.5M – it’s currently undergoing a renovation. 124 sold for 4.1m in 2007 on a 5M ask and is finishing a two-year total gut.
One on Orange near Willow sold for 2.5M or so in 2008. Etc. All under 5M.
