Yesterday, they sent out a report [warning: pdf] with new tenants’ ages, genders, average incomes, marital/roommate statuses, occupations, previous residences, and whether they used guarantors to get leases. FYI, their definition of Downtown includes Boerum Hill, Brooklyn Heights, Carroll Gardens, Clinton Hill, Cobble Hill, Fort Greene, Park Slope, Prospect Heights, and Windsor Terrace.
Behold, the typical tenant in downtown Brooklyn:
· 29.5 years old on average
· 83 percent live with roommates or families
· 52 percent are women.
· most lived and rented in Brooklyn before heading downtown
· many work freelance in entertainment industry
· make (on average) $72,342
· 79 percent don’t need a guarantor
· pays an average rent of $2,592/month
Most of those who poked around in these “downtown” neighborhoods settled on one; 72 percent of those newbies selected a new life in Park Slope.

Never really understood the term JAP ’cause these women are far from Princesses. They tend to have big honkers and are all quite ugly plus they’re mostly out of shape. Inbreeding does not do wonders for looks. That’s for sure

I agree that 2500 for a duplex on 5th is a great deal.
Although my building is a co-op, there are a couple renters, two of which pay $2500 for a medium sized one bedroom!!

rob – I would offer you an apartment on 5th that im renovating but I don’t allow dogs in my building. Your share of the rent is really not that much considering that you are sharing a DUPLEX on 5th avenue.
you are right about the people not being abnoxious about their wealth or anything else for that matter. Often my tenants tell me how much they love living in the area and can’t imagine moving someplace else.
He did return. Just wait till the Japs leave Park Slope – they can’t stay there forever.
We loved Park Slope/South slope, but moved out in 04 to sunset park because it got too expensive. We couldn’t justify the $1900 a month for rent (probably $2200 by now if we stayed). So after 3 years that’s a whooping 36K in savings towards paying off the student loans. You don’t notice the difference month to month, but after a year it’s substantial greenbacks.
Like General MacArthur, I hope to return but alas…
