In November of 2009, 211 23rd Street attempted a guerilla campaign in Park Slope, with posters and spray paintings popping up all around the neighborhood. The sales effort began way back in 2007, when prices ranged from the mid-$400,000’s to $889,000; when sales relaunched last November, the price range was $563,748 to $811,578. These days, StreetEasy shows no recorded sales on this eight-unit building, and listings were once again yanked a few weeks ago this month. Looks like we can expect another price drop soon…how low should they go to get these units moving? Or is it time to go rental?

i would take the empty lot because i find rats, stray cats, and weeds much more pleasurable to be around than the types of people who buy into these buildings.

just because it is empty, greenery will grow there.

this stretch of the nabe doesn’t have gorgeous wood frame houses that have been bought up and restored – maybe 1 or 2 per block
most of the houses/buildings aren’t in great shape – I agree with 11217 – much better to put up a new building than leave an empty lot or leave a boarded up old shanty shack!
they are priced too high though!
My god that is fugly. I can’t imagine that block is super peachy either. I’d say 50% off might attract a few suckers.

I agree it’s not good, but if this was a vacant lot before (as many of these developments are), do you really believe that having people living in a building is ruining the integrity of the neighborhood more than a trash strewn empty lot?
Shocked that this isn’t selling.
