We don’t know much about this condo conversion except that it’s been on the market for some time now. It has caught our eye simply because the exterior is not your typical condo in East Williamsburg–i.e. it’s not a lift conversion and it’s not new construction. We can’t quite tell where in the quaint-tacky spectrum it lies. There’s frustratingly little information on the Cobble Heights website (which needs a big overhaul, by the way–in this day and age you’re doing yourself a disservice not to provide direct links to properties), but we’re banking on the fact that someone out there will be able to tell us where in East Williamsburg this is and what these places feel like in person. Without the benefit of any of that information (or even the square footage), we’re going to go out on a limb and say that $395,000 is too much to pay for this muffler. Agreed?

  1. There is one cafe on Montrose between Humboldt and Graham, a few doors down from the deli (great coffee and good snack food), and there is another on Bushwick between Montrose and Johnson, although I have not been there yet. The neighborhood is going to look different in a few years…

I’ve lived in the neighborhood for six years and I’ll just say this: I’ve watched the “renovation” of these buildings progress and as far as I can tell it consisted mostly of papering over the old exterior with new aluminum siding and painting the trim black. I guess I still prefer this over those mclofts they’re putting up all over the nighborhood, but I think there are probably many hidden problems beneath the surface on this one.

  3. What makes these condos unique is that they are NOT your typical new contruction — and they DON’T look like every other building being built. The area is changing rapidly and I think these will turn out to be a good investment for those that buy them. Right off the L, 2 new cafes opening, etc.

  4. I have been inside and had a look around and they are quite nice if a bit dull. The area itself has changed so much in the 2 years that I have lived off this stop and should keep getting better….

  5. i believe these are the “montrose flats” condos, located about one or two blocks from the montrose L. the building looks like an old row house, with 8 to 10 renovated units. i haven’t been inside, so don’t have the specifics or sq. footage.
