Perhaps more interesting given the building boom in the area is that, according to Property Shark, there’s another 2,500 square feet of unused FAR. We’re surprised more people aren’t replacing the siding with some old-fashioned wood. What’s that cost? $10,000?…

love those houses on st. james btwn gates and greene. the owners did a fantastic job with those narrow houses (14 fters?). I think they changed the windows also. I experience major real estate envy everytime I walk down that block.

I have a house with a shingle exterior and the biggest problem was finding a decent contractor for restoration–because there are so few wood structures in NYC, it’s hard to find someone with wood experience. The best qualified companies are ones that normally work in the burbs, and they’re not dying to work in NYC. I would bet that most of them are already booked for this summer.
The guy I used is no longer available, but you should find out who did the two wood houses on St. James btwn Gates and Greene–they came out really nice.
Our place was covered with asphalt siding with a brick pattern stamped into it. It was hard to get a price from contractors to restore the shingles underneath, because the shingles’ condition was a total question mark.
So it can be really hard to put a cost on doing new wood siding or restoring old siding when something else is covering it–the siding could be hiding a multitude of sins, or, if you’re lucky, it could be protecting a totally usable historic facade underneath.
For a beautiful clapboard job, try T&A Carpentry in Red Hook. They do beautiful work, but it is not cheap. 25K for facade only!

I have one of those vinyl-covered numbers, but in clinton Hill. We’re considering having the wood exterior restored. Can anyone recommend a reputable outfit?
Please keep the Greenpoint listings off this blog. There are enough Poles trying to buy, build out to max FAR, and flip already. While it would be great if everyone would come in and treat these old houses with the respect they deserve, the more likely scenario is the 2nd generation Pole now living in Staten Island who doesn’t know a hardwood from a prefab, and doesn’t care. Belvedere Properties is our local schlock vendor who does the Bay Ridge special with amazingly bad brick and out of scale balconies. Help!

It’s rude to entice people to visit a property they wouldn’t have if they’d seen pictures in advance.
Out of principle, I wouldn’t waste my time looking at that place.
If it looks and smells like a SHAM it probably is.
A properly done wood clapboard paint job should last for years and years. Seems to me that wasn’t the case in anon 11:09’s examples. A peeling mess usually occurs if the clapboard isn’t cleaned and then primed properly, and/or if the wrong kind of primer, paint, or really cheap paint is used. This is one of those cases where it really pays to spend the extra time and money and use the best materials. A good paint job should last at least ten to fifteen years, with a few touch ups here and there.
