Under the Radar: Greenpoint Standard-Bearer
Only a couple of blocks from McCarren Park, this 1910 vinyl-sided 20-footer is asking $920,000. Perhaps more interesting given the building boom in the area is that, according to Property Shark, there’s another 2,500 square feet of unused FAR. We’re surprised more people aren’t replacing the siding with some old-fashioned wood. What’s that cost? $10,000?…

It would be at least $25k for wood siding, but it’s the only way to go if you don’t want it to look nasty. T&A did some work for us a few years ago and we thought it was alittle shoddy. Actually, I think he’s a Pole, so that would make sense, huh, Alan?
There are no interior pitures because the place is a TOTAL GUT RENO for that price.
Watch your back with that broker.
Finally, I do hope I get a good looking at from brownstoner when my house is finished. I’ll let you all know about it.
It aint greenpoint proud though. Sorry. Just a standard gorgeous brownstone.
“for themselves,” I meant.
Dude, I am a polak and I agree with alan. But it’s not a polish thing. It’s a ghetto-rich thing. Hispanics adn Jews and Italians would all qualify.
The sad thing is that the poles aren’t doing their own reno for the most part. They sell their houses. I don’t know a single Polish developer in that area, and I know a few developers in that area, well.
It’s sad because Poles are fantastic builders and decent finishers. But they just don’t do it themselves.
I was wondering about that too. I think there was a point in time when aluminium siding was all the rage and people installed it over brick to lower heating/cooling costs. Sounds crazy to us but I’ve seen this over and over again.
isn’t there brick or other masonry under the siding?
are you kidding me with that post, Alan?
there was a comment recently about the fact that sometimes extra FAR is actually unusable … is this common? Is that commenter still out there and can he or she elaborate ?
TIA
