This house at 293 Prospect Place in Prospect Heights has been on the rental market in various forms for awhile, and a garden apartment went for $1,700 back in 2006. A couple of weeks ago a duplex in the building hit the market asking $4,500 before getting a quick price reduction to $4,250. The three-bedroom looks pretty nice for a rental, with lots of original details intact and brand-spankin’ new kitchen. Also, two bathrooms and a washer-dryer unit are nice. Think this will fetch its price?

$2,500 would barely get you a really nice 1 bedroom in Park Slope.
No outdoor space, no central air, not in a good school zone. $3,500 sounds about right.
$4250 seems a bit high, yes. but there’s no way a nicely renovated, real 3br 2ba duplex plus in-unit w/d goes for $2500 in park slope! and certainly not in any of the school zones that are materially better than this one…

Sounds high for Prospect Heights? Wouldn’t this rent for $2,500 or $3,500 in Park Slope?
Though I guess it’s a hair better value than $18,000.
They did a pretty good job on the renovation for a rental and it’s got pretty good amenities.
Also, Emily, the $1,700 was for the garden rental. The owners tried to sell the house (triplex over garden rental) for 2 years, and failing that, reconfigured the house. This rental is for an upper duplex, no outdoor space. There may be another duplex (garden + parlor floor) or 2 other rentals, not sure.
So it’s no fair to compare.
I agree. The price would only work in a great public school zone. It’s about $1,000 overpriced.
I can see 3K, but 4250 is too much. It doesn’t even mention anything about access to the yard.
