Featured as a Building of the Day a couple of months ago, this 1850’s plantation-style home at 158 South Oxford Street (or at least a 2,500-square-foot portion of it) is currently on the market as a rental (furnished!). There are four bedrooms, a private driveway, front and back porch, and a common garden. The main floor has lots of original detail, including old floors and floor-to-ceiling windows, though the basement portion is lacking in any old-school charm. This is only a fifteen-month rental from January to April of 2012. It’s been on and off the market since August but just got re-listed earlier this month. We’re surprised it hasn’t taken any price cuts yet, especially if they need someone for January. The monthly rent is $7,000.

Ah, got it.
Sorry, should have been clearer: A wealthy European on a corporate allowance needing a place to stay while looking or a place to buy in the $1.3-$1.4mm range.
dude, only one problem with your thesis: this place is a rental.
I can see this place getting scooped up by a wealthy European on a corporate allowance looking for a place to buy in the $1.3-$1.4mm range.
$1750 per bedroom?
Seems a trifle ambitious.
“There is a limited market for this type of rental”
Evidently zero thanks to the renter side.
Has “corporate allowance” replaced “european investors”?
Today’s 16x rent has the home valued at $1.344M. Seems achievable as does the rent. But that damn renter side disagrees.
***Bid half off peak comps***
There are bars on every window on first floor. I wouldn’t drop $7K for that.
There is a limited market for this type of rental (although its less common in Ft Greene), but sharing the garden seems like a deal killer.
For the right person (transfer needing a year or so to find the perfect house to buy), it might make sense.
This is a lovely home.
