This two-bedroom floor-through rental at 1668 10th Avenue in Windsor Terrace has a good proximity to the park, the subway, and much of Park Slope. The extra-wide bay-front on this townhouse also affords some extra wiggle room. The kitchen may need some fixing up, but overall you’re getting 1,000 square feet of space for $2,200 a month, which isn’t bad. You could find a two-bedroom around that price more centrally located in the Slope but in most cases you’re gonna have to compromise on size. What do you think?

  1. This is Brooklyn, you should drive a used car that’s not worth much or you’re just asking for heartbreak when you get a ding or it’s stolen.

    My car has been paid for for many many years… but when I was making payments way back then, they were $150/mo. So you can tack that on, but I’m not going to. She’s gonna be 13 in a few months. I might have a party.

    Insurance is $700 per YEAR with Geico. No, I don’t have theft. The deductible is the same as the value of my car. I could pay the insurance company $500-$1000 more per year, but they’re not going to give me anything if my car is stolen. (You have to carry theft if the bank still owns your car…)

    Regular maintenance, gas, and even a couple repairs.

    Still works out to be about $200-250 per month.

  2. $500…
    Car payment = $250 – 350
    Insurance = $100+
    Gas = $25 – 50
    Maintenance = $50
    Misc (parking tickets, metered parking) = $25 – 50

    And, that’s not even a nice car.

    (When it was 1000, it was for 2 cars.)

    How could you only spend $200/month? That seems impossible. If the car is paid for, you need to consider the amount you paid, and divide it over a reasonable time frame, like 4 or 5 years.

  3. “Why does so many people feel they have to have Bars, Restaurants 2 steps from their home????????”

    because sometimes it’s nice to go outside and socialize with other humans

  4. When I used to own a car (or, cars, when married), my monthly costs were anywhere between $500 and $1000.
    Hell, when I moved to NYC in ’99, I was paying $350/month just to park the damn thing, and that was way up on 86th st on the UES (not exactly a “prime” location).

  5. I totally support the “no car” approach to living in Brooklyn…. but I have a car. I spent about $2,500 total last year on the car. $200 a month isn’t getting your a far better anything — and, obviously, the net savings would have been more like $75 a month. Not having a car means you will need to use car services/taxis and or rentals more often.

    It’s a luxury, but don’t go crazy blowing it out of proportion.

    (p.s., I’ve gotten 5 parking tickets in the last 4 years of living in Brooklyn. In other words, they are not “normal” or “part of owning a car in NYC” as many illegal parkers want you to believe.)

  6. Yeah, what sweetlou said.
    Not having to drive (or, own a car and all the expenses associated with it) is one of the big reasons a lot of folks like living in NYC.
    If you took all the money your car costs per month (payments, insurance, repairs, gas, etc), and used that towards a bigger mortgage (or rent), think of how much nicer a place you can get.

  7. “You could find a two-bedroom around that price more centrally located in the Slope but in most cases you’re gonna have to compromise on size.”

    You’d also have to compromise on location as well. Take the place with the extra space in WT and you can avoid the scene on 7th Avenue as well. Seems like a no-brainer.
