This two-bedroom apartment was listed as our Co-op of the Day about a month ago, and now it looks like the owner is also trying to test the rental market. We liked this two-bedroom two-bathroom unit at 414 7th Avenue when it was for sale, and we still like it now. And because it’s rented through the owner you won’t have to pay a broker fee but there’s no mention if a board interview would be required. This unit is still on the Brownstoner Marketplace for $725,000. Renting will run you $3,000 a month. What do you think?

  1. This is a really nice place. Most renters have an annual lease; what’s the hysteria here?

    Really, really nice to either rent or buy. Might be nice to rent it and then buy–seldom do you get the opportunity to try a place out before you buy it.

    Saying this is going to be worth 360k is the reason why you’ve become COMPLETELY disengaged from reality and makes everything you say sound absurd.

    You really don’t know anything about the real estate market in Brooklyn and that becomes more and more apparent with your comments.

    Just like you seem to think that during the boom all North Slope houses sold for over 3.5 million yet actually the highest sale that I know of (besides Connelly mansion) was 3.3 for a really super renovated one on Berkeley between 8th and PSW.

    You just don’t know the facts, but instead make them up as you go along.

    Even if the USA follows Japan, New York is still going to be an outlier, like Tokyo.

    And I would hope we would follow Germany instead. Or at least Sweden or France.

  4. Once there’s a signed lease its terms must be respected, so if your sign a one-year lease, regardless of whether someone else buys the apartment or not, you have the right to stay until the end of the lease.

    Yeah, like that would happen in the most popular neighborhood in Brooklyn. Keep dreaming.

    The rental price is actually a decent deal for the place.
