This rental at 328 Dean Street feels more like an apartment you’d expect to find in Williamsburg than in Boerum Hill (assuming that’s what you’d call this block!). The duplex apartment features a spiral staircase, a large new kitchen and four roofdecks with impressive views. All in (indoor plus outdoors plus storage space) the listing claims the two-bedroom pad offers more than 3,000 square feet of space. The rent, even after a couple of free months thrown in, is still a not-insignificant $5,995. What do you think?

    LOL ill co-sign that x 10! i mean yeah i wouldnt mind a nice loft in either of those neighborhoods, but believe me after having worked there for 10 years, in both neighborhoods actually, one where i am now, and one at a gallery, i can honestly say id never leave my apt. certain areas of tribeca are cooly desoloate tho and tolerable, but u think the park slope stroller brigade is bad? ugh you aint seen tribeca then!

  2. Why does Brownstoner only post really expensive rentals? It’s not really useful from the perspective of whether your apartment is appropriately priced. I may want to gawk at some of the amazing houses on the market for sale but looking at only overpriced rentals isn’t as much fun. This apartment is definitely not indicative of market.

    Also, I looked into this apartment a few months ago, it has been on the market for over a year (as a failed condo), the free rent is net so you have to write a check for the full amount supposedly for the developer’s tax purposes/mortgage or something. Paying $7,000/month to live between 3rd and 4th Ave doesn’t really seem practical.

    When I looked at it, there was also an option to buy after two months with rent paid counting towards purchase price.
