The details on this one are really appealing, especially the windows and the wide, rounded entryway going into the kitchen. The exterior of the townhouse isn’t too shabby either. What do you think of the ask at $3,100 a month?

  1. CGar — Great rental agent for who? The renter or the landlord?

    Unless you have a dozen units, I still don’t understand the real value of an agent for the landlord — especially since you can get away with a higher rent when the tenant doesn’t pay a crazy fee.

  2. I live around the corner on Clinton. The mosque is active, but in more of a community center way–it’s not like the call to prayer goes ringing out across the block at 5 am.

    As to price, it’s probably fair for the location. We have a large 1 br and it’s a few hundred less than this (and fourth-floor walk-up, and no laundry, and our LL does not do much to maintain [tho that extends to not bothering to raise rent, so…]).

    The way I’m looking at it is this: Buying a 2 BR in this area runs–what?–at least 600K, and that that’s a $120K down payment, and around $4,000/mo in mortgage and fees (forgive any faulty calculations) and that’s not doable for us right now. I’d like to make an upgrade to a better-maintained place in our neighborhood while we save up to get to that point (and, cross fingers, watch the market stay soft-ish). A place like this one could fit that bill.

    haha – that’s the price for a hellhole 2 bedroom railroad in Greenpoint, not primo BK Heights.
