Rental of the Day: 970 Kent Avenue
We’ve featured quite a few condos at Bed Stuy’s 970 Kent, but here’s a rental to consider. The two-bed, two-bath has, like the other units, a nice, open feel. The size of the windows are definitely the main appeal, we’d say. The rent comes in at $2,500/month. Think that makes sense given the condo’s prices,…

both the rent, and the sale price, are absurd given that location. who’s buying these?
“You can buy a renovated two-family house in move-in condition with details just outside the landmarked area in a good part of Bed Stuy for about $500,000. So I don’t understand the appeal of the condo,”
so they don’t have to spend all their free time and $$$ fixing it up?
You can buy a renovated two-family house in move-in condition with details just outside the landmarked area in a good part of Bed Stuy for about $500,000. So I don’t understand the appeal of the condo, unless the buyer prefers apartments to houses and modern to historic.
Rent on the whole house would be about $3,500, BHO.
Sale prices are 16.5x to 21.5x the rent, inline with the Urbanization Bubble.
Makes perfect asshat “sense”. That kind of “sense” is common, unfortunately.
When rates skyrocket, we’ll be at 10x again (historical mean/average).
