This two-bedroom rental at 34 Butler Place is right off Grand Army Plaza, in Prospect Heights. It looks totally renovated, so there’s not a high charm factor, but it’s in nice shape for rental. And $2,400 a month doesn’t seem too bad for this location, considering it’s so close to the park, subways, Vanderbilt and Flatbush Avenues. We don’t think this will last too long on the market, do you?

Heather is correct. Kitchen is the living room. It is perhaps 8 feet across. I believe it was a small one-bedroom made into an even smaller and possibly illegal 2-bedroom by cutting off the majority of the living room. Total chop job.
Live a block away, would not pay $2500 for this; $2200 tops. I bet at $2000-2100 it rents quick. But that’s just me.
I have a sinking feeling that this kitchen… is the living room.
Do I get the giant arch too?
Nice location. I like the built-in microwave. As Heather said above, I’m curious to know what the living room is like; I think it’s a bit telling that there’s two pictures of the kitchen (on the Awaye website), one of the bathroom, one of one bedroom, nothing of the other bedroom or the living room. (And also no floor plan.)
Broker’s listing is $2400.
Our old apartment (vacated in May 2010) on the Cobble Hill/Boerum Hill border had two BR, one bath, a sun room, a large storage closet, and in-unit washer and dryer. It’s currently renting at $2450/month. Granite countertops are nice, but come on.
Vacancy is very low right now, so the landlord can try a higher rent and grab a tenant who can’t find anything well priced.
In march this would probably rent for $2100 – $2200, possibly $2300. That really is the best block in Prospect Heights, with Carlton and St. Marks a close second.
