The price on this place on 15th Street in the South Slope just got trimmed from $575,000 to $539,000. The location — a block from the park — is great and it looks like the seller has done a nice, straightforward renovation. The strange thing is that the apartment, which can’t be more than about 600 square feet, has been chopped up and is being marketed as a three-bedroom. We think the seller would have more luck ripping out the two big bedrooms at the end of the apartment and positioning the property as more of a starter-loft for a swinging single person. We bet the light and views in that configuration would sell the place. See for yourself Sunday at the open house from 1:30 to 3 pm.

  1. I’ve seen this place before (an earlier open house). It is really an awful apartment. It looks much better in the pics then in person. It has not been renovated (as far as I can tell). It had a terrible layout, and the building is really run down. It would definitely need a lot of work, and then the building would still be bad. I saw several apartments the day I went, including a beautiful two bedroom on 1st street for the same price. I live in South Slope and love it, but this apartment is seriously over-priced.

  3. Rit, I’ve lived in the area probably longer than you’ve been alive and have always thought of that block as WT, not PS–not a minus at all, in my opinion. But you’re so defensive because you know it’s not a great block. The people can be lovely, but it is noisy and it is dirty and it’s better than a lot of places but worse than most places in its immediate area. So, yeah, thank god somebody told you how —- your block is, cause you’re in denial.

  4. Rit is right. There are too many people on this site with too many opinions about neighborhoods and blocks they know NOTHING about. And no, I don’t live on 15th street. But I do believe a smart buyer needs to go look at a street and neighborhood for him/herself and not only go by what internet discussion boards say. Or only by photos on a realtor’s site. I have a lot of faith in the “gut feeling” reaction when I walk into a property. If I have a great feeling and fall in love with a place the moment I walk in the door, I figure other buyers eventually when I sell it will react the same way. That theory has paid off for me in the past, big time. So for me, I absolutely have to see a property in-person to decide. And I’m very willing to go look at properties that are not well-represented on the realtors websites. Reason being, if the photos are terrible, there will be fewer people looking at it and fewer if any competing offers. That’s what happened with the house I just bought. The photos of the house were dismal and depressing. But the house is beautiful and in great condition. So I’m really glad I went ahead and looked at it.

  5. Staging, crappy cabinets…heck, crappy appliances from first glance aside…I bet the developer assumes that the buyer will do work on the place and trash have of the crap (and I mean crap) they have installed.

    Having seen a few of these places in my day, and having had friends who recently moved into a new building on Bergen, the finishing in most of these condos is AWFUL. Missing tiles in the bath, casings and moldings that don’t match up. Gaps in the floor, unfinished drywall…you name it. Darn pitty for all that $$

    And with that, I’ll have to agree, way over priced.

  6. I really hate to jump on the nitpicky bandwagon, but I do have to make a comment. Is that their attempt at staging the place? The fruit bowl in the kithen and cot and vase in the bedroom? Cute.

I agree with Brownstoner it would be a cute place for a single person if they knocked down the wall between the two ajoining bedrooms making that a living room and make the current DR/LR into a big, gourmet eat-in kitchen. For young singles, it’s more important to have a nice big LR or DR for throwing dinner parties and cocktail parties. And have friends over to watch the game on tv (or Project Runway depending on the gender!). That’s more important than a huge master bedroom, which is what married couples need. But yeah, the sale price and the maintenance fee is high for only 650 square feet in that location.
