Sotheby’s has a listing up for one of the Pearl Street townhouses, soon to be under construction in Dumbo. The single-family, four-story home — nothing more than a rendering at this point — is asking $4.1 million. There are five homes in total, each with four bedrooms and three bathrooms. Sizes range from 3,049 to 3,358 square feet, although they’re only 18 feet wide. When renderings surfaced last month, the developers were still finalizing the pricing. Do you think the $4 million price range will fly, considering the high demand currently in the neighborhood and lack of single-family homes?

  1. Sorry but a $4m brownstone/townhouse is a VERY new thing in most parts of NYC and new construction townhouses are beyond rare. (and new residential elevators take up very little relative space).

    Point is – sure stairs are fine for most people – but most people aren’t buying $4M new construction townhouses. Let me say it again – its 4 MILLION Dollars

  2. How much you wanna bet that the laundry is connected to the 1st floor bathroom

    – I am sure no one will mind carrying the laundry up and down from the (5th floor) kids bedrooms. (or bringing propane or just food up to the roof from the garage for a barbeque)

    You may think I am nuts but trust me not a day wont go by where the future residents of these houses dont wish they either had an elevator or at least a dumb waiter. (which is a heavy regret to have after spending 4M)

  3. Huh? That doesnt even make sense. The problem with a 4 story (and in this case 5 story house plus roof deck), especially one that is 18 ft wide is that you will need to constantly run up and down stairs. (it even looks like from here you’d have to go up or down to simply go to the bathroom)
    If you ever had kids and 4M to spend on a house – you’d realize that unless you are getting something unique (like a historical brownstone, or a great backyard etc) it is dumb to spend that kind of money on something like this.
