The Adelphi condo is in a brick townhouse. I guess it depends on what matters most to a buyer. The condo on Gates is in a very unattractive building, but the layout and the windows are nice.
Adelphi condos: “I didn’t even notice there were no windows.” Are you all smoking crack? No windows in the living space and paying almost half a million dollars? I guess you could cure it by getting rid of third bedroom, but what does it say about the judgement of the developer that s/he thougth it would fly? What other compromises have been made. Better to buy in the Clinton Hill co-ops – they may look like projects but at least they give you a window.
actually I think the Adelphi condos are quite nice. in fact, I didn’t even notice there weren’t any windows in the living room until you pointed that out. I guess people look for different things, I’d certainly be a buyer who wouldn’t be bothered by that but I can see how it would bother others. I wonder how many people actually do care about that. I know sunlight is a big thing although the apartment doesn’t look very dark in the pics but that can be misleading. are these in a brownstone? if not, what kind of building?
True, 4:29, that’s a strange layout! But then I always have to think, everyplace has its own special buyer. No windows in the living room is fine for people who are never home except in the evenings. The prices are somewhat decent, and seem to reflect the fact there’s no window in the living room. Thing is, even though this feature might be okay for a particular buyer now, they’d have to consider how easy or hard it will be in the future to sell again. Even if that’s a long ways away. And with so many new condos being built, people should know most buyers in the near future won’t feel they have to settle for no windows. There was an article in the NY Times or someplace about that recently, how the small details you just put up with yourself can be the thing that makes it hard to resell in the future.

Anyone know what happened with the 21 S. Portland FSBO? The NY TIMES page is no longer active. I hadn’t been around to see it back when they had an open house.
Is Joralemon a walk-up? Looks nice, but might be quite a hike up to the “sky cottage” or whatever they called it.
11 Gates Avenue has been on the market for a few months. It seems like it’s a good deal. What gives?
$800 a square foot is well priced for a co-op in Brooklyn Heights? In brokerspeak, “approximately 600 square feet” means “around 500 square feet”.
Joralemon St. is quite a beauty; seems well-priced also
