  1. 6th Avenue looks interesting but the layout is odd. The broker’s text says it is currently used as a double duplex, but the two kitchens are on the third and fourth floors. If you want a 2 family with a garden rental (much more convenient than a top-floor rental), you’ll have to remove the two existing kitchens and put in two new kitchens on the garden and parlor floors. My husband and I had this one on our OH list for Sunday anyway, will report back after we see it.

  2. Columbia Place needs to pay realtor. I don’t think they are looking for “a quick buck”. Think they want to cut their loses and hopefully break even. With closing costs and the cost of carrying the place, they’ll only do that if they sell for asking which I doubt

  3. Re: Rugby Road. At under $1 million, isn’t this house meant to be a reno job? Or is it so far away from Cortelyou/the Park, etc… that it should be $850ish, more like $1 with a decent reno? MKG has a house in Beverley Sqare West now, almost $1.3. Instead looks tastefully done, exterior has siding and replaced columns, your basic Victorian.

  4. I am interested in 435 Clinton Avenue, listed with Brown Harris Stevens, as I mentioned in another post yesterday. It has extremely ugly stone clad facade to be restored, but inside it has the oiginal layout and much detail. Somebody told me it would cost 50/75K to restore the facade (and a lot of trouble with landmarks I expect) but it seems to be rather big. Is 2 mil too much? Will do some research on
    property shark etc. for size, etc. and report back! Thoughts?

  5. I’ve been in the house on Rugby Road. I really don’t want to be a snob but I can promise that those who read this site that they will not find it to their taste.

    Also, re Columbia house, don’t forget that they need to pay their broker in addition to closing costs. They clearly just want out.

  6. Very slim pickings today. As an aside, if the sellers of the columbia place house are really trying to undo a bad decision (and make a quick buck in the process, I am sure that they did not spend $195K in closing costs)then I feel kinda bad for them. How silly they must feel having bought at the height of the market and then having to sell when the market is at a stalemate.
