I’m beginning to feel like maintenance police, but I thought the Kensington one was a decent deal (depending on location — I don’t know that area well) but then saw the maintenance [insert losing game show music]. Between location and maintenance, definitely overpriced. Looks nice, though.
Turner Towers apt is a 2 bedroom plus maids room and flip tax is 33% (I thought. Could be 35%)
Anyone know the sales price on the Toy Factory Loft unit? They went on the market at least a year ago. Also, why is this building listed as “Dumbo”? It’s within walking distance of the Q Train at DeKalb Avenue. That’s a far cry from Dumbo.
Are the sellers of the Toy Factory Loft unit trying to send subliminal messages of good vibes to potential Asian buyers?

The flip tax in Turner towers is *35%* of any appreciation in your apartment. Pretty steep. I’ve been in this one and the kitchen has evidence of that combination of steel wool and foam that is used to try to stave off mice. Kitchen needs a renovation. Also the views are mainly interior courtyards.

Calling the Turner Towers apartment a 4 bedroom seems crazy–in my eyes, calling it even a three bedroom is a stretch. For a two bedroom in a building with a reported 25% flip tax (I could be wrong about that), it may or may not be a deal.
Doesn’t $565 for a 2-bd in the Heights sound really cheap??? What am I missing?
But I only see 3 bedrooms (2 bedrooms plus maid’s room) on the Prospect Heights coop floorplan … is the 4th bedroom the funny area between the kitchen and the entry? Would that really be the only way to get from the kitchen to the dining room? I don’t get it. Otherwise it does look good, and Turner Towers has always been a nice building.
