  1. clearly they are trying to sell s. oxford to someone who will convert it to condos.

    if there are 4 apts w/ 2 br each, maybe these could fetch $700K (maybe), so that is a total of $2.8MM. therefore, even if this is being marketed for condoization, the price is still too high to make any money on.

  2. S.Oxford can’t be serious. Definitely investor/speculater trying to make quick buck that doesn’t really understand what makes bldg. valuable. Although good size (over 4000sq ft.) -its is divided into 4 apts, stipped of any arch detail with low-end kitch and baths.
    Looks like nice rentals…and 4 rentals don’t command that kind of price.

  3. The South Oxford property seems particularly insane–it’s a four-family being used as a four-family. Who is going to spend that kind of dough only to have to create a duplex or triplex?

    And the interiors look pretty stripped–I would think that if there were good details here, they would have shown them in the photos.

  4. someone please ‘splain to me how a 4 family on South Oxford is listed at $2.5MM when there was a 4 family on Washington Park listed at $1.9MM last week…yes were talking 20′ versus 22’ and probably better ceiling height on the top floor but one of these deals is mispriced…which one??
