SP has a homicide problem but not as big as some of the other fringe nabes.

and the real return would be the IRR of the down payment outlay, monthly tax-effective mortgage payments and capital improvements, and final sale price minus mortage balance.
how can you calculate a return without knowing how much was financed and how much was cash?

Can someone shed some light on the prevalence of petty crime in SP? Murder rates are helpful but those figures are primarily restricted to domestic disputes or “street people” who are familiar with one another or involved in some sort of criminal enterprise/element. The “Average Joe” is for the most part unaffected by high or low murder rates. With that being said, the average citizen and his and her quality of life is greatly affected by robberies, burglaries, vandalism, car thefts and car break-ins. In this regard, I hear that SP gets a very low grade? Is this true? A friend of mine had his car broken into three times in the past year!
BR has an original Danish bakery, as in Cheese “Danish”. Used to drive all the way there from Park Slope.
Its funny, Bay Ridge is one of the best kept secrets in Brooklyn; many turn of the century brownstones and limestones with lots of original details. The hood itself has lots of excellent restaurants, shops and parks. Interestingly enough, with the N train now running express it’s a faster commute from BR to midtown Manhattan than it is from PS, SP, or PLG. Also, check the crime stats, see how many murders there are in PLG; PLG is also extremely isolated. Amenities are almost non-existent. As a recent home owner of an 1899 limestone house in BR with many original details I hope BR stays a secret; part of the charm of the neighborhood is the lack of pretentious people.
Flatbush ave in PLG has a number of west indian restaurants and take-out places. There are a few ‘bodegas’, a vegetable market which is mediocre, a hardware store, and that’s it except for nail salons and a liqour store. There is also a sub-par Associated and a few blocks away there is a Western Beef. A few blocks south there is Duane Reed and further south there is a Block Buster. There is a new coffee house on Lincoln. Most residents use Fresh Direct or drive to other areas for food shopping, and everyone leaves the area to go out to restuarants. Some PS places do deliver.

I’m looking to be educated. What services can be found in BR that can’t be found in PLG? Flatbush Avenue appears to have everything under the sun. Am I wrong?
I’m always one of the first to defend PLG, but anon. 10:01 is correct. Services and amenities in BR are far more extensive then in my nabe and IMO compare favorably with those of ANY brownstone neighborhood. I went on the BR house tour last Fall (which I understand is a rather infrequent even) and was very impressed with the free-standing mansions that were featured. BR is a safe and attractive neighborhood.I don’t know that I’d personally want to live there–it seems to be a bit too conservative for my taste but there’s no doubt that its an attractive neighborhood.
