Why would you tell the world (even anonymously) that you’re making an offer on a house? You’re just encouraging others to bid. And why mention the $1.9M comp one block up? You’re doing the seller’s work for them. That doesn’t make sense unless — nah…
I went to the Garfield Place open house and despite the lack of details and the vinyl facade we thought with a little work it could become home. Given the fact that a house just one block up sold for 1.9 were probably putting in an offer tomorrow. When we were at the open house it was packed….
As you suggested, I checked out open houses today in Kensington, the back of WT. And just got depressed. Neighborhoods that are a mish-mash, houses completely devoid of personality or charm.
There are some lovely ones in PLG on the market, but they’re $930K, $950K.
So, well, that’s the story.
Went to the Garfield Place open house today. Pretty dead, we were the only ones checking it out at the time. The place is easily $200k over-priced – it was the victim of a cheap gut reno with no detail or interesting characteristics left. The facade is hideous vinyl, which it looks like they laid over tarpaper. Tiny cement patch backyard. The only possibility is in the unfinished basement but by that point the price is getting ridiculous. Overall, a good one to skip unless you’re desperate for PS321 at any price.
Thank you all for your words of advice and help. If you see anything else that looks good for $850K, please let me know.

The rear of our house is not visible from any angle from any street.
CAUTION
The LPC does indeed care about rear facades and I am being hauled in front of a public hearing next month because of a change that I want to make to mine. Our architect gave us the same BS about the LPC not caring. Don’t believe it until you check with them directly.
I just want to say that this is an excellent thread– informative & helpful rather than all-sass-no-substance. I salute it!
For the person looking- just walked by 11th and 12th sts between 3rd and 4th. Both really nice looking houses- and a bunch of for sale signs outside- none with PS brokers.
